Terms & Conditions and Policies

These Terms and Policies form part of the reservation invoice issued by First Class Vacation Homes Rental LLC (the “Operator”). By confirming a reservation, paying any part of it, or occupying the property, the guest named on the invoice (the “Lead Guest”) accepts them on behalf of all occupants.

Part A. Terms & Conditions

1. Booking and Guests

1.1

The Operator provides short-term holiday home accommodation licensed by the Department of Economy and Tourism, Dubai (DET). The booking is a licence to occupy for the dates on the invoice and creates no tenancy or residency right.

1.2

The Lead Guest must be at least 21 and is responsible for all occupants and visitors, and for any charges they cause.

1.3

Occupancy must not exceed the maximum stated on the invoice. The property may not be sub-let or used for events, filming or any commercial purpose without written consent.

1.4

Every occupant aged 18+ must present a passport, visa page or Emirates ID before check-in for DET registration. Entry may be refused if identification is not provided.

2. Prices and Payment

2.1

Our prices include all fees. There are no hidden fees. The rate covers cleaning, utilities on fair use, Wi-Fi, linen, applicable taxes and the Tourism Dirham, unless separately itemised on the invoice.

2.2

Only these may be added: the security deposit or waiver fee (clause 3), optional extras requested by the guest, and charges for damage or breach (clauses 6 and 11).

2.3

The reservation is confirmed only when payment has been received and cleared per the invoice schedule. All amounts are in AED; bank, card and conversion charges are borne by the guest.

3. Security Deposit

Required before check-in:

A refundable security deposit of AED 2,000; or

A one-time non-refundable fee of AED 200 in place of the deposit, at the guest’s option.

3.1

Keys and access codes are released only once the deposit or fee has been received.

3.2

The deposit secures damage, loss, missing items, extra cleaning and unpaid extras. It is not rent and cannot be applied to the booking amount. It is refunded to the original payment method within seven (7) working days of check-out, less any deduction, which is supported by a written breakdown.

3.3

The AED 200 fee is non-refundable and covers accidental damage only, up to the value of the deposit it replaces. It does not cover intentional damage, gross negligence, missing items, smoking, parties, pet damage, or any fine or third-party claim, which remain payable in full.

3.4

Bookings through third-party platforms follow that platform’s deposit or damage-protection rules; clauses 6 and 11 still apply.

4. Cancellation, Changes and No-Show

4.1

The cancellation policy is as stated in the listing under which the reservation was made and repeated on the invoice. That policy governs all refunds.

4.2

Cancellations and changes must be requested in writing; the date of receipt determines the refund. Date changes are subject to availability and any rate difference.

4.3

No-show, early departure or a shortened stay carries no refund.

4.4

If the property becomes unavailable through no fault of the guest, the Operator will offer comparable alternative accommodation or a full refund for the affected nights; liability is limited to that refund.

5. Check-in and Check-out

5.1

Check-in from 15:00, check-out by 11:00, unless stated otherwise on the invoice. Early check-in and late check-out are subject to availability and may be chargeable; unapproved late check-out is charged at the applicable extension or nightly rate.

5.2

Keys, access cards, parking cards and remotes remain the Operator’s property and must be returned. Lost items are charged at replacement cost, including any building-management fee.

6. Damage and Additional Charges

6.1

The guest is liable for damage, loss, breakage, missing items and extraordinary cleaning caused during the stay, whether by an occupant, visitor or approved pet, and whether deliberate or accidental.

6.2

Damage must be reported as it occurs. Damage found after check-out that was not reported is presumed to have been caused during the stay.

6.3

The Operator may deduct repair, replacement, cleaning, lost availability and related third-party costs from the deposit and invoice the guest for any balance, payable within seven (7) days.

Fines imposed by the building, the community, DET or any authority as a result of the guest’s conduct are payable in full.

7. Liability, Interruptions and Force Majeure

7.1

Guests use the property, balcony and building facilities at their own risk. The Operator is not liable for injury or for loss of personal property, money or valuables, except where caused by its own proven negligence. Guests are advised to hold travel and personal insurance.

7.2

The Operator is not liable for interruptions to electricity, water, air-conditioning, internet, lifts or building facilities caused by providers, building management or other circumstances beyond its control, and no refund is due for them.

7.3

Neither party is liable for failure to perform due to events beyond reasonable control (natural events, fire, flood, epidemic, government or municipal action, building evacuation). In such cases the Operator will offer alternative dates, a credit or a refund for the affected nights.

7.4

To the extent permitted by law, the Operator’s total liability for a reservation is limited to the amount paid for it.

8. General

8.1

The Operator and its contractors may enter the property for maintenance, repairs or inspection with reasonable notice, and without notice in an emergency, where a breach is reasonably suspected, or where required by the authorities.

8.2

Items left behind are held for thirty (30) days and returned at the guest’s cost; unclaimed items may be disposed of or donated.

8.3

Complaints should be raised during the stay so they can be resolved while the guest is in the property. They may also be submitted to DET through its official channels, or to us directly at admin@firstclass-dxb.com.

8.4

These Terms, the invoice and the listing form the entire agreement. If any provision is invalid, the rest remains in force. The version in force at the date of reservation applies.

8.5

Governed by the laws of the Emirate of Dubai and the applicable federal laws of the UAE; the courts of Dubai have exclusive jurisdiction. Where provided in more than one language, the English version prevails.

Part B. Policies and House Rules

9. House Rules

9.1

Quiet hours: from 23:00 to 08:00 every day. Guests must not generate noise that disturbs or offends neighbours on arrival, on departure, or at any other time during the stay, and especially between 23:00 and 08:00. Music and televisions must not be audible outside the unit.

9.2

No parties: parties, gatherings and events of any kind are strictly not allowed.

9.3

Neighbours and building: guests must respect the residential character of the building, the security of the property, and the privacy of neighbours. Building and community rules for the pool, gym, lounges, lifts and parking form part of these Terms; access to shared facilities may be limited by building management.

9.4

Children under 14: must be supervised at all times in all recreational and common areas, and must never be left unsupervised on the balcony or terrace. Balcony doors and windows are to be kept secured. The Operator accepts no liability for accidents arising from a failure to supervise children.

9.5

No alterations: guests may not make any alterations to the unit. No drilling, nailing or fixing to walls, no moving furniture between rooms or units, no changing locks or fixtures, and no interference with air-conditioning, smoke detectors, electrical panels or the router.

9.6

Trash: must be disposed of at the designated waste points. Rubbish, luggage, shoes, bicycles or personal items must not be left in corridors, lobbies, stairwells or any public or common area. Nothing may be thrown or dropped from balconies or windows.

9.7

No smoking: smoking, vaping and shisha are not permitted anywhere inside the property. Candles, open flames, fireworks and barbecues are not permitted.

9.8

Visitors: non-registered visitors are day guests only, must be reasonable in number, may not stay overnight, and remain the Lead Guest’s responsibility.

9.9

Unlawful activity: illegal drugs, weapons and any unlawful activity are prohibited and will be reported to the authorities.

9.10

Condition: the property is to be left in reasonable condition. Excessive mess or cleaning beyond the standard turnover, including odour removal, is chargeable.

10. Pet Policy

No Pet Policy. An unapproved pet is a breach of these Terms and is subject to clause 11.

11. Breach of These Rules

Conduct that is not in accordance with these rules may result in:

Eviction of the guests, with immediate effect and without refund;

Payment of additional fees depending on the damage caused to the holiday home or to others, including repair, cleaning, compensation to neighbours or the building, and any fine imposed by an authority.

The Operator may also cancel the remainder of the stay, retain the deposit to the extent of the loss, report the matter to the police or DET, and decline future bookings. On eviction the guest must vacate immediately with all belongings; the Operator is not responsible for alternative accommodation or any resulting cost.

12. Privacy Policy

Guest identification and booking data are collected to perform the reservation, meet DET registration and other legal obligations, and process payments. Data is kept for the period required by law and shared only with the authorities, building management where required, and the Operator’s payment and property-management providers.

Properties may have external doorbell cameras or noise-level sensors for security and rule compliance. No recording device is installed in any interior living space, bedroom or bathroom.

By proceeding with the reservation, the Lead Guest confirms they have read, understood and accepted these Terms & Conditions and Policies on behalf of all occupants.

1. Introduction

2. Booking Terms

Properties listed on this site may be reserved either directly through the website or via third-party platforms. The booking process will vary depending on the platform used.

  • Minimum Age: Guests must be at least 21 years old to book.

  • Identification: Valid government-issued identification may be required before or at check-in.

  • Payments: A deposit or full payment is typically required at the time of booking. Specific payment terms will be outlined prior to confirmation.

  • House Rules: Acceptance of the property’s house rules is required. These may include policies on noise, guest limits, check-in/out times, and use of amenities.

Failure to comply with booking terms may result in cancellation without refund.


3. Cancellations & Refunds

The cancellation and refund policy will be clearly stated during the booking process. Typical policies include:

  • Full Refund: For cancellations made more than 30 days before arrival.

  • Partial Refund: For cancellations made 14–30 days before arrival.

  • No Refund: For cancellations made within 14 days of arrival.

If the booking is made through a third-party platform (such as Airbnb, Vrbo, etc.), their respective cancellation and refund policies apply and may differ from those listed above.


4. Guest Responsibilities

Guests agree to treat the property and surrounding area with care and respect throughout their stay.

  • Adherence to House Rules: Guests must comply with all posted or communicated rules.

  • Occupancy Limits: Only the number of guests specified in the reservation may stay overnight.

  • Parties & Events: Unauthorized gatherings, parties, or events are strictly prohibited.

  • Damages: Guests are financially responsible for any damages, excessive cleaning, or lost items caused during their stay.

  • Pets & Smoking: Unless explicitly allowed, pets and smoking are not permitted on the premises.

Violation of guest responsibilities may result in eviction and/or charges for damage or extra cleaning.


5. Use of Website

Users agree not to engage in any unauthorized or unlawful activity when using this website.

Prohibited behaviors include but are not limited to:

  • Attempting to breach or compromise site security

  • Transmitting spam or unsolicited messages

  • Scraping, duplicating, or misusing content or data from the site

All content on this website is the intellectual property of the site owner unless otherwise stated. Reproduction or redistribution without permission is prohibited.


6. Liability Disclaimer

The operator of this site and its partners are not responsible for:

  • Website Issues: Temporary unavailability, inaccuracies, or technical errors

  • Guest Incidents: Injuries, accidents, losses, or thefts occurring during a stay

  • Force Majeure: Delays or cancellations due to natural disasters, weather, strikes, government actions, or other uncontrollable events

Guests are advised to obtain appropriate travel and medical insurance prior to their stay.


7. Privacy Reference

The use of this site is subject to the privacy practices described in the accompanying Privacy Policy. Users are encouraged to review that policy to understand how their personal information is collected, used, and protected.


8. Changes to Terms

These terms and conditions may be updated periodically. It is the responsibility of the user or guest to review this page for updates prior to booking. Continued use of the site after changes are published constitutes acceptance of the revised terms.
